<p>August was a rough month for the stock market. The S&amp;P 500 index closed the month negative, down by <strong>-1.77%</strong>. Our Rise Equity portfolio barely closed positive, up by <strong>0.33%</strong>, beating the benchmark index. Amidst the sell-offs in the market, we activated our market hedges to reduce the impact of the market downturn on our stock portfolio. </p>



<p>We added two more positions to our stock portfolio last month: Adyen and ProShares UltraShort S&amp;P500. We recognized a unique buying opportunity in the market for Adyen when the stock was down by 14% in a single trading day amidst a weak Q2 earnings report. In our investment thesis, we are convinced the Dutch payment company has great business fundamentals and significant upside to boost our overall portfolio.&nbsp;</p>



<p>Also, we opened a short position on the S&amp;P 500 index to offset the downward market movement. This position inversely mirrors the overall market performance, helping our portfolio stay green for the month.</p>

<p>Our Rise Real Estate portfolio returned <strong>1.07%</strong> in rental income this past month. Ripple effects from rising interest rates can be seen in higher mortgage rates, higher home prices, and higher rental income, which we have benefited from.&nbsp;</p>



<p>Home prices in the US climbed for the fifth straight month amid tight inventory. Buyers are battling over a limited supply of homes for sale and are resorting to renting instead. The median home value-to-income ratio in the US now stands at a record ~ 4.5x. This is 45% above the historical average of 3.1x, with the median home payment now at a record $2,800/mo, up by <strong>90%</strong> since 2020.</p>



<p>Currently, renting a house in the US requires 35% of the median pre-tax household income. Buying requires ~46% of the median pre-tax household income. Simply having a place to live has never been more expensive.</p>



<p>While rising mortgage rates have pushed some would-be homebuyers to the sidelines, there&#8217;s still plenty of demand from determined shoppers, who are left to battle over a severely limited inventory of listings. Elevated prices spurred by the supply crunch and higher borrowing costs have made this the most unaffordable housing market in many years.</p>



<p>The average 30-year mortgage rate reached 6.79% in early June, according to data from Freddie Mac. It has since jumped to 7.23%, further squeezing buyers.</p>

<p>Our fixed-income investments generated a return of <strong>0.83%</strong> for the month of August 2023 against the backdrop of an evolving global economic and geopolitical landscape, this performance underscores the resilience and stability of our fixed-income strategy.&nbsp;</p>



<p>With the Fed&#8217;s preferred inflation measure, the PCE, ticking upward to 3.3% in August from 3% in July 2023, the market is already pricing another rate hike in September 2023. This further rate hike benefits our fixed-income portfolio amidst a higher yield on treasuries.</p>

Everywhere you look— in vibrant markets, under the bridges and bustling street sides— you’ll most likely see someone selling second-hand clothes, colloquially known as Okrika, bend-down select, or ‘boskoro’ condensed from ‘Bọ́ sí korò’, Yoruba for ‘move to the corner’ (describing the shopping process of selecting and trying on new finds)</p>



<p>To the average Nigerian, Okrika embodies more than just affordability; it reflects the intricate interplay between consumer choices, market intricacies, and socio-economic influences. Anytime I go to Yaba, I am able to buy dresses for N3000 and still manage to look presentable.</em></strong><strong><em><br></em></strong><br><br>As the economy tumbled, individuals and families sought ways to maintain a sense of normalcy while being mindful of their financial limitations. Thrift shopping provided a practical alternative, allowing people to acquire clothing still in good condition at a fraction of the cost of new garments. This approach addressed immediate clothing needs and allowed for prudent budgeting, a crucial skill in times of economic instability.</p>



<p>However, what started as a response to economic necessity gradually evolved to play a more significant role in shaping how people shop and what they value. Thrift shopping moved beyond its practical beginnings to become a way for individuals to express their uniqueness and creativity. As more people embraced thrift shopping, it changed how fashion and style were perceived. This practice challenged traditional clothing ideas, encouraging a departure from constantly pursuing new items.</p>

I&#8217;ve built a professional wardrobe that&#8217;s just as stylish and versatile as new clothing but without breaking the bank. Okrika allows me to invest in quality pieces without the hefty price tag.”</em></strong></p>



<p>In recent years, the digital era has transformed thrift shopping in Nigeria. Online platforms and social media channels have enabled the growth of virtual thrift stores, expanding the reach of second-hand markets beyond physical locations. <h2><strong>THE PROPOSED BAN</strong></h2>



<p>On June 8, 2023, the Nigeria Customs Service made a significant announcement regarding the intention of the Federal Government to prohibit the trade of Okrika, within Nigeria. This decision was motivated by concerns spanning health, economics, and sustainability. However, this isn&#8217;t the first time banning second-hand clothing in Nigeria has come up. Back in 1971, the Nigerian government made it illegal to sell used clothing. In more recent times, in 2020, Francis Fadahunsi, the vice-chairman of the Senate Committee on Customs, Excise and Tariffs, proposed banning the import of used clothes due to concerns about preventing the spread of the coronavirus in the country.&nbsp;</p>



<h2><strong>What are the implications of this ban?</strong></h2>



<p>1. <strong>Health Implications:</strong> The concerns surrounding health primarily pertain to hygiene standards associated with second-hand clothing. The ban could be seen as a measure to address potential health risks associated with purchasing and wearing used garments, which may not always meet the desired sanitation standards.</p>



<p>2. <strong>Economic Impact:</strong> The ban could significantly impact the economy in multiple ways. The Okrika market significantly contributes to informal employment, providing income to many individuals involved in the second-hand clothing trade. If the ban comes into effect, it could lead to job losses and a disruption in the livelihoods of those dependent on the Okrika industry.</p>



<p>3. <strong>Sustainability Concerns:</strong> The call for banning Okrika aligns with sustainability concerns, which emphasise reducing waste and promoting environmentally friendly practices. These producers must already navigate pricing and quality issues to compete with Okrika and new imported clothing. The ban might offer a competitive edge to local producers but would also necessitate considerations of affordability for the general population.</p>



<h2><strong>Why Nigeria Loves Protectionist Policies&nbsp;</strong></h2>



<p>Protectionist policies are designed to safeguard local producers against stronger competition from larger and often more favoured foreign producers. These foreign goods can legally enter the country by paying tariffs or be illicitly smuggled in without tariffs. The presence of foreign goods poses challenges for local producers in gaining market share, as the competition from abroad hampers their growth potential.&nbsp;</p>



<p>One of the most recognised forms of protectionism involves imposing tariffs, essentially taxes on foreign goods. For instance, in 2013, Nigeria introduced a tariff of 70% on imported rice, resulting in imported rice costing around 30% more than locally produced rice. The aim of this measure is to give local rice a greater portion of the market. Another approach involves subsidies, wherein the government employs methods such as grants to provide advantages to domestic producers over foreign counterparts.</p>



<p>This is not the first time Nigeria has tried to ban things. Looking back, Nigeria&#8217;s history of protective policies has often resulted in negative consequences. A prime example is the widely known closure of land borders in August 2019, which lasted 16 months. During this time, the Nigerian government shut down land borders to curb smuggling and boost local rice production. However, this strategy didn&#8217;t achieve the intended results. Instead, it led to a substantial surge in the price of rice, skyrocketing by more than 100 per cent from N13,500 before the border closure to N28,000 by December 2020. Subsequently, the cost of a 50kg bag of rice has continued to rise, reaching around N50,000 as of August 2023.</p>



<p><strong><em>The failure can be attributed to the fact that while the house is engulfed in flames, policymakers in Nigeria are often preoccupied with chasing rats.</em></strong></p>



<p>Let&#8217;s not lose sight of the core issue here. The Nigerian fashion industry&#8217;s challenge isn&#8217;t solely about thrift clothes; it is more about the struggle of local clothing producers to compete on pricing and quality against thrift clothes and even newly imported ones.</p>



<p>While protecting local industries through banning or closing borders might be considered, it is not a guaranteed solution as such policies&#8217; success doesn&#8217;t depend on implementing them; it also hinges on addressing the underlying structural problems hindering growth.</p>



<p>Tough border conditions and corruption influenced the government&#8217;s choice to close borders instead of increasing tariffs. This meant even goods that should have faced high tariffs still managed to enter the country, showing that just closing borders doesn&#8217;t solve the widespread corruption issue at land borders. Even after the closure, goods continued to cross, often thanks to bribes.</p>



<p>Additionally, Nigeria faces a significant lack of proper infrastructure, including electricity, transportation, and essential farming equipment. When these fundamental issues aren&#8217;t dealt with, it compounds the problems local producers face and limits their potential to grow and compete.</p>



<p>Ensuring a steady production of local clothing is very important. However, implementing extreme protectionist measures like border closures can lead to a sudden decrease in the availability of clothes made within the country, causing their prices to rise. This immediate disruption worsens the problem in the short run without providing lasting solutions for those who make clothes and those who buy them.</p>



<p>Simply put, a comprehensive approach is needed to address the main issues affecting the fashion industry and local clothing production. This approach involves not only considering policies but also changing the underlying conditions to promote growth, increase competitiveness, and ensure the long-term sustainability of Nigeria&#8217;s clothing sector.</p>

<p>When inflation rises beyond a certain point, consumers will not be able to afford to pay for goods and services if their incomes don’t rise to match. If consumers cannot afford to buy as many goods, company revenues and profits will fall, which could cause an economic recession. For assets like real estate, if people looking to buy homes cannot afford to pay more for houses, prices will fall.&nbsp;</p>



<p>This is why Central Banks set inflation targets to allow for long term sustainable growth. While inflation is generally suitable for investors, too much inflation can be harmful.</p>



<h2><strong>How Inflation Affects Different Assets</strong></h2>



<p>Inflation affects assets differently. Some investments perform well when inflation is rising while others suffer. While it’s difficult to precisely predict how each asset will perform, we can look at history and economic theory to get a clue.</p>



<h2><strong>Cash</strong></h2>



<p>Cash is widely known as the worst asset to have as inflation rises. As major definition of inflation is the steady decline in the purchasing power of money. In 2016, it cost a family of five ₦4,087 to make a pot of jollof rice. Last month, the same quantity cost ₦8,590.</p>



<p>That is, the ₦4,087 someone had six years ago that was “strong/powerful enough” to cook one pot of hot delicious jollof rice is no longer “powerful enough” to cook the same today. The purchasing power of cash has been diminished, and inflation has eroded value.</p>



<p>Even cash left in savings or fixed deposit accounts is still not protected because the interest bank accounts pay is significantly lower than inflation. <a href="https://www.banknaija.com/best-high-interest-savings-accounts-in-2020/#:~:text=Currently%2C%20banks%20are%20under%20pressure,speculated%20in%20the%20near%20future.">Nigerian banks</a> offer 3% interest on a savings account on average, while Nigeria’s inflation is at 24.08%, a huge gap.</p>



<h2><strong>Bonds</strong></h2>



<p>A bond is a promise from one person, known as the issuer, to pay another person (bondholder) the money borrowed (principal) at an agreed future date and interest (coupon) regularly. It is an asset that allows governments and companies to borrow money from investors.</p>



<p>Bonds allow issuers to borrow money from investors today, pay the agreed coupons over the bond’s life (agreed borrowing period), and pay the principal upon maturity (agreed future date). E.g. If a company issues a 10% $100 bond with a life of 5 years, the company will pay $10 to investors every year, and at the end of the five years, the company will repay the $100 principal.</p>



<p>Bond issuers can choose to pay investors fixed or variable coupons. When the issuer initially offers the bond for sale, they state the type of payment structure they’ll use.&nbsp;</p>



<p>Inflation is very damaging to fixed-rate bonds because it reduces the value of the coupons paid over the life of the bond and the principal paid at the end. A bond that was paying ₦4,000 in 2016 could cook you a pot of Jollof, but that same bond can no longer do the same in 2022.</p>



<p>If the inflation is higher than the interest rate, investors essentially lose money after adjusting for inflation. However, there is a type of bond that protects investors against inflation. These bonds are called Inflation-Linked Bonds (ILBs).&nbsp;</p>



<p>ILBs have their coupons and principal linked to the inflation rate in an economy. The coupons and principal investors get from holding ILBs rise and fall with inflation.<br></p>



<h2><strong>Real Estate</strong></h2>



<p>Investors can own real estate either directly by owning a house or land or indirectly through Real Estate Investment Trusts (REITs). Real Estate is often referred to as a store of value. The asset class has performed relatively well historically during high inflationary periods.</p>



<p>Investors who own rental properties will generally still be able to rent their property as inflation rises because housing is necessary. However, Central Banks are more likely to raise interest rates as inflation increases.</p>



<p>Higher interest rates can be bad for owners of rental properties and those who sell houses. As interest rates rise, the rate banks charge on mortgages (home loans) rises. An investor who bought their rental property with a floating rate mortgage will pay higher interest on their home; thus, they would have to increase rent to afford their mortgage.&nbsp;</p>



<p>Higher mortgages also mean it is more expensive for people to buy houses. It also reduces the number of people who qualify for loans to buy homes.</p>



<h2><strong>Commodities</strong></h2>



<p>Commodities are a broad category that includes natural gas, petroleum, precious metals, minerals, grains, electricity, currencies, emissions, and other financial instruments. Commodities have historically been seen as an indicator that inflation is to come.</p>



<p>As commodity prices rise, the price of the products that the commodity is used to produce rises as well. Commodities have historically performed well in high inflationary periods.</p>



<p>Investors don’t generally own physical commodities like a barrel of oil or a bar of gold in their homes. They use commodity derivatives to invest in commodities. Commodity derivatives are traded on exchanges like stocks.</p>



<p>Investors can also invest in multiple commodities via exchange-traded funds (ETFs) like the iShares S&amp;P GSCI Commodity-Indexed Trust (GSG).</p>



<h2><strong>Precious Metals</strong></h2>



<p>Gold is often considered one of the best hedges against inflation. Gold was the global reserve currency before it was replaced by the US Dollar almost half a century ago. Some investors still view gold as a reserve currency.&nbsp;</p>



<p>When inflation rises, and the value of traditional currencies like the US dollar falls, investors consider the old reserve currency a safehaven. However, gold is not a perfect hedge against inflation. Central Banks tend to raise interest rates to combat high inflation. Gold doesn’t pay dividends like stocks or coupons like bonds. This reduces the value it can offer investors when interest rates rise.</p>

<p>Stocks can be good as a long-term inflation hedge but suffer in the short term if inflation spikes. Not all stocks are created equal. The stocks of high-growth companies do not perform well during inflationary periods, while value companies perform better.</p>



<p>Growth companies are fast-growing companies catering to a rapidly growing customer base. These companies spend a lot of money on advertising, research and product development to achieve this growth.</p>



<p>As such, many growth companies are not profitable, and the ones that make profits end up reinvesting all the profits in the business instead of paying shareholders dividends. When inflation rises, the cost of funding growth companies increases, and future cash flows are discounted to lower values.</p>



<p>This makes it more expensive to fund the desired growth and increases the risk that they might not achieve their goals. On the other hand, value companies like consumer staples, energy, and pharmacy companies will still see revenues because their services are essential to users.</p>



<p>High dividend-paying stocks also tend to suffer when inflation rises beyond manageable. As explained earlier, companies earn more profits when inflation increases and can pay higher dividends. But when inflation is too high, profits fall, forcing companies to reduce their dividends.</p>



<h2><strong>How to Invest when Inflation is rising</strong></h2>



<p>The best bet is to have a diversified portfolio of different assets. Lower-risk assets like cash and bonds tend to perform poorly when inflation rises, so seek opportunities outside those assets.</p>

<p>The exchange rate has been a hot topic in recent times. Over the years, we have watched the naira fall from 300/$1 to 900/$1, causing fears and uncertainty amongst investors like you. <p>Since the Central Bank of Nigeria (CBN) unified the exchange rate, the naira has witnessed ups and downs based on the demand and supply of USD in the market. Last week alone, the US Dollar exchanged at an all-time high of N950/$ before it gained 15% and exchanged for N855 per USD.</p>



<p><br>Firstly, it&#8217;s essential to recognise that exchange rate movements are often short-term and should not necessarily prompt hasty decisions. When exchange rates start fluctuating, the fear of potential losses or missed opportunities might prompt you to make impulsive decisions. But reacting solely to short-term fluctuations can undermine the original investment strategy and lead to missed long-term gains.</p>



<p>However, if you&#8217;re concerned that the fluctuating exchange rates might lead to a loss in the value of your FX investments, that&#8217;s not the case. Here&#8217;s why: The Nigerian economy is currently facing challenges in the form of recessionary shocks and slow growth. The inflation rate remains high, standing at over 22%, leading to a rapid decrease in the value of the naira compared to the dollar.&nbsp;</p>

<h3><strong>How can you interrupt compounding?</strong></h3>



<p>You interrupt compounding when you stop investing on schedule or liquidate your investment for fear of the unknown. Whatever your investing schedule is, stick to it or improve it. Never interrupt it by stopping it. And whatever may happen in the market, don’t fret. Don’t stop investing out of emotion. <h2><strong>Please tell us a bit about yourself.</strong></h2>



<p>I&#8217;m a pharmacist. But for a few years now, I&#8217;ve diverted away from pharmacy a bit. I initially went into content writing and copywriting. Then after a few years, I went into software development. So now, I primarily do technical writing and DevOps engineering.</p>



<h2><strong>What inspired the switch from pharmacy to tech, particularly content writing?</strong></h2>



<p>I didn&#8217;t have any reason back then. I wrote for fun a lot at the time. I&#8217;d write poetry and prose as a pastime. But then, I came across an opportunity to monetise writing and took it. I’d felt some stagnation in my professional role, however. The work was somewhat too routine, and I didn&#8217;t want to continue with that. I started looking at other things I would be interested in, and of all of them, tech seemed more like something I would enjoy doing.&nbsp;</p>



<p>As for DevOps engineering and technical writing, I just knew I would enjoy them because there&#8217;s always a new framework to learn. There&#8217;s always a new update. There&#8217;s just something to learn every day, so I knew there would be no stagnation. And from a very young age, I was already interested in such things, so doing them made sense.&nbsp;</p>



<h2><strong>That&#8217;s interesting. So do you predominantly do DevOps and technical writing or content writing? What&#8217;s your primary source of income?</strong></h2>



<p>For the past few years, my primary source was content writing, but from around the end of last year up to this moment, it’s been technical writing and DevOps engineering. However, I have written content for longer than I’ve done the other two.</p>



<h2><strong>That&#8217;s cool. What has your experience been like and some of the challenges you face?</strong></h2>



<p>Well, it&#8217;s been fun. I&#8217;ve written across various niches, and for about two years, I had this particular client I wrote for across 10 or 15 niches. I wrote about farm work, plants, animals, poultry, fashion, etc. I wrote a lot. And as a content writer, you have to research and develop something. So the research part was always so much fun because I always learnt something new. Back then, when speaking with people, I usually just came up with random facts that astounded them. For instance, I was speaking with someone once and asked if they knew bananas were berries while strawberries were not.</p>



<p>As for challenges, the main issue is power. Another thing is network issues. However, I have a backup solar power source, which is how I tackle the power part. The network part hasn&#8217;t been so bad that I couldn&#8217;t work or use the internet throughout the day. It usually just lasts a few minutes, and it&#8217;s fine again.</p>



<h2><strong>Speaking of money, what&#8217;s your relationship with it?</strong></h2>



<p>There was a point where I saved excessively and barely spent on myself but my loved ones. I would save about 80-90% of my income. However, so far this year, I’ve been more of a spender than saver. In fact, for about three months now, I’ve not even saved or invested so much on Rise. I felt like it was time to give myself a break after a protracted saving spree. I’ve been on both extremes of saving and spending. But currently, I’m spending more.</p>



<h2><strong>Would you say your excessive saving habit stemmed from an experience, or you just found yourself doing it?</strong></h2>



<p>I&#8217;d say it&#8217;s a bit of both and more. I&#8217;ve had some pretty awful experiences, which factored into my saving habit. But I also had certain goals I was trying to achieve. I felt this was the youngest and strongest I&#8217;d ever be to work as hard as possible, so it was the best time to save up for whatever I wanted. And I did just that; I worked as hard as possible and saved even harder. I also rarely had a lot of things to spend on, so it was always so easy for me to save. But I consciously spend now and try to enjoy myself a bit. The key is finding balance, and I try to do that.</p>



<h2><strong>Let&#8217;s talk about Rise. How long have you been on Rise?</strong></h2>



<p>About 3 years now. I think I joined in November 2020 after I found out about the app on Twitter. The main reason I started using Rise was because I wanted to be able to readily convert my inflow to naira. Every other means I tried shortchanged me in some ways. <h2><strong>What are your thoughts on investing?</strong></h2>



<p>Investing is a great way to build wealth. Whether investing in the money market, stock market, a business or real estate, it makes your money work for you. Letting your money fetch more money for you is not just great; it&#8217;s also fun, at least for me. It&#8217;s also encouraging, especially with platforms like Rise, there&#8217;s no black box. Everything is transparent, and you get to see actual results that your investments are working.&nbsp;</p>

<p>Like most things, one must consistently improve their skills to be valuable in content writing. I cringe a bit when I look back at some of the things I wrote just a few months or years ago, which just shows that I&#8217;m growing consistently. It feels nice. You should always be able to look back and see the net positive difference between what you do now and what you used to do. You&#8217;re not where you used to be. It doesn&#8217;t necessarily mean that you were bad before; it just means that you understand that there are no limits. And since there are no limits, there&#8217;s no reason to stop. However, that is still far larger than the second-placed Euro (at 20%), third-place Yen (5.5%), fourth-place Pounds (4.9%) and the Chinese Yuan (2.2%) to round up the top 5. So while these shifts will continue to happen as China, India, and other countries control more of the world’s trade, it is not as dramatic as the media makes it seem. The higher the slice of global trade you control, the easier for more countries to accept and do business in your currency. So while the share of trade settled in US Dollars will ebb and flow in the long run, the dollar will always hold sway as a strong, reserve currency unless something catastrophic happens to the US economy.&nbsp;</p>

<p>One of the mistakes a lot of people make is to think that the main driver of their investment returns is because it is in dollars. That is not the case. <p>Ejigi was recently scammed of ₦51,000. He had seen a post on Twitter from one of the fintech companies he has an account with about a giveaway and decided to participate in it. </p>



<p>That would be his first time ever. Just after he liked the post, the handle reached out to him with a link, and told him the steps he needed to follow to win the giveaway. </p>



<p>Unsuspecting Ejigi clicked on the link, which requested for the sign-in details to his account, but nothing came up. A few moments later, he got another message from the same handle asking him to make a deposit of ₦50,000 into his account as it was one of the requirements that would qualify him for the giveaway. </p>



<p>Prior to that, he had just a thousand naira in his account. Excitedly, Ejigi transferred ₦50,000 to his account, making his total balance ₦51,000. Right after his deposit, he received a debit alert of ₦51,000. This was when it dawned on him that he had just been scammed. Two months later, Ejigi is yet to get his money back. You may have had a similar experience as Ejigi or know someone who has. </p>



<p>There has been a recent spike in the stories about cyber scams, particularly relating to financial apps and accounts. These stories range from the young woman who was unknowingly communicating with a fake help handle of a fintech company on Twitter, to the one whose account was hacked and wiped through a phishing link to the story of Ejigi above.</p>



<p>In today&#8217;s world, where most of our daily activities are conducted online, protecting our personal information and financial data has become more critical than ever. Scammers and hackers are always on the lookout for opportunities to steal passwords and exploit unsuspecting users to gain access to sensitive information to their accounts.</p>
